Thermal Inspection

Protect Your Investment with a Thermal Inspection

A thermal camera or thermal inspection broadens the scope of a home inspection because it allows an inspector to see elements invisible to the human eye and delivers a quick diagnosis. Infrared technology detects areas of energy waste due to missing insulation, inefficient AC and heating systems, hot electrical wiring and moisture penetration. As with all technology, there are limitations to its accuracy due to weather temperature and other mitigating factors.

Thermal imaging quickly catalogs areas of concern which will be used to compile your home inspection report and will ultimately help you improve your homes energy efficiency, thus saving you countless money on energy costs.

Thermal Inspection description: The yellow, orange and red colors indicate a heat signature while the blue and purple indicate a cold/cool signature. This is the top of a wall and portion of the ceiling that is missing insulation and allowing heat to penetrate. It appears that there are squares of insulation missing due to the studs running vertically in the wall. Without a thermal camera this would not have been noticeable. Note: The large yellow square on the bottom is the door that leads out of the kitchen to the back yard.

Thermal Imaging 2

Description: The yellow, orange and red colors indicate a heat signature while the blue and purple indicate a cold/cool signature. This is a picture of a ceiling in which there is displaced insulation in the attic that needs to be redistributed. This can also be caused by deteriorated insulation or missing insulation.

Thermal Imaging 3

Description: The yellow, orange and red colors indicate a heat signature while the blue and purple indicate a cold/cool signature. This is a picture of a ceiling in which there is displaced insulation in the attic that needs to be redistributed. This can also be caused by deteriorated insulation or missing insulation.

Thermal Imaging 4

Description: The yellow, orange and red colors indicate a heat signature while the blue and purple indicate a cold/cool signature. This picture clearly shows an entire room that is missing insulation both in the walls and ceiling. This new home had no access to the attic space above. Without a thermal camera the homeowner would have never known why this room would be so hot in the summer and cold in the winter.

Thermal Imaging 5

Description: The yellow, orange and red colors indicate a heat signature while the blue and purple indicate a cold/cool signature. This is a picture of the air ducts in the attic space. The blue color is indicating that the air duct is leaking cold air from the air conditioning. This would not be noticeable to the naked eye, yet was caught by our infra-red camera.

Description: The yellow, orange and red colors indicate a heat signature while the blue and purple indicate a cold/cool signature. This is another picture of the air ducts in the attic space.

This is a picture of the air ducts in the attic space. The blue color is indicating that the air duct is leaking cold air from the air conditioning. This would not be noticeable to the naked eye, yet was caught by our infrared camera. This is a picture of a bedroom wall where the wall meets the ceiling. As you can see there are several areas in which there is missing insulation. This can cause the room to be hot during the summer and cold during the winter.

Description: The yellow, orange and red colors indicate a heat signature while the blue and purple indicate a cold/cool signature. This is a picture of a living room wall. As the picture indicates, there are large areas of missing insulation. This can cause the room to be hot during the summer and cold during the winter.

With a thermal inspection camera your Sola Fide Home Inspector can identify needed repairs with minimal disruption, such as; plumbing leaks, water intrusion, moisture within the walls, electrical “hot spots” due to faulty wiring and much more. After using the thermal camera, we can’t believe we ever completed inspections without it.
