Home Inspections in Wylie, TX

Wylie has grown from a small railroad town into one of the busiest new-home markets on the east side of the Metroplex. Whether you are buying a resale home near downtown or a house in one of the newer subdivisions, Sola Fide Home Inspections gives you a thorough, photo-rich inspection and a clear walkthrough of what we found.

01

A Local Inspector for Wylie

Wylie sits at the south end of Lake Lavon, mostly in Collin County, a short drive from our home base in Rockwall. It is one of the core towns we serve, along with neighboring Murphy and Lavon. Every inspection is performed by Curtis Oakley, a TREC licensed professional inspector (#25546) and InterNACHI Certified Master Inspector, and every general home inspection includes Zip Level foundation measurements and thermal imaging at no extra cost.

Wylie Homes: Newer Subdivisions and an Older Core

Most of Wylie's homes were built from the late 1990s onward, in production-builder subdivisions that are still expanding. Around the historic downtown on Ballard Avenue you will find older houses that have been updated over the years. A newer home usually needs a close look at workmanship, grading and the first signs of settlement; an older one needs attention to aging roofs, water heaters, HVAC equipment and electrical changes made by past owners.

03

Foundations on North Texas Clay

Like the rest of the area, Wylie is built on expansive clay soil that swells when it is wet and shrinks when it dries out, and nearly every house sits on a slab. That movement shows up as sticking doors, sloped floors and cracks in brick and drywall. Our Zip Level elevation measurements tell you whether the foundation is performing within normal tolerances, and if a concern turns up, we offer an engineering foundation evaluation for a closer look.

04

Brand-New Builds and the First Year

With so much new construction in Wylie, many of our clients here are buying from a builder. Our three-phase new construction package covers the house before the drywall goes up, again a few days before closing, and at the 1-year walk-through before the builder warranty ends. A sewer scope is worth considering on new builds as well as older homes, since construction debris and line problems can be hidden underground.

05

Pools, Sprinklers and Backyards

Backyard pools and in-ground sprinkler systems are common in Wylie subdivisions. Irrigation systems are included in our general home inspection up to 15 zones, and a pool and spa inspection can be added to look at the equipment and safety features before you close.

Ready when you are.

Most option periods run five to ten days. Get on Curtis’s calendar today, walk the property tomorrow, and have a photo-rich digital report delivered within 24 hours of the inspection.
