A brand-new house can be just as vulnerable to problems as an older one. Our three-phase new construction package follows your home from open framing to the end of its first year, so problems are found while they are still easy and inexpensive for the builder to fix.

Why a New Home Still Needs an Inspection

Rockwall, Fate, Royse City and Wylie are full of new subdivisions, and most of these homes are built quickly by production builders and a long list of subcontractors. City inspections check minimum code requirements at set stages; they are not a review of how well your particular house was put together. An independent inspector works for you, not the builder, and documents what needs attention in writing so the builder has clear notes to work from.

Phase 1: Pre-Drywall

Before the drywall goes up, the framing, wiring, plumbing and ductwork are all still visible. This is the best time to catch problems such as hardware not attached to support members, or electrical boxes set too far out or not far enough, because fixing them now is easier and faster than opening finished walls later. It also makes the finishing process go more smoothly and gets you into a better-built house.

Phase 2: Pre-Closing

A few days before you close, we go back through the finished house and note anything missing or incomplete at that time. That gives you an accurate punch list for your final walk with the builder, and solid written notes of what still needs to be fixed even after you close.

Phase 3: The 1-Year Walk-Through

Before your builder's one-year warranty runs out, the 1-year walk-through (often called an 11-month warranty inspection) looks for anything that has happened since the house was completed: an HVAC system that was not properly charged and shows temperature differentials, masonry cracking, roof damage, or damage left by vendors after closing. Finding these while the warranty still applies keeps the repair cost with the builder instead of with you.
