What to expect from your inspection.

At Sola Fide Home Inspections, our goal is to provide thorough, accurate, and actionable insights about your home. Whether you’re purchasing, selling, or maintaining a property, our Residential Inspection gives you the clarity and confidence you need to make informed decisions. We examine all major systems, including the roof, structure, electrical, HVAC, and plumbing, using industry-leading tools to go beyond what’s visible to the naked eye.

One of the key tools we use is a Zip Level elevation measurement system, which allows us to precisely assess the levelness of your foundation. Foundation movement can lead to sticking doors, sloped floors, or cracks in the walls—often symptoms of settling or structural shift. The Zip Level helps us determine whether your foundation is performing within normal tolerances or showing signs of more significant movement. This data-backed approach gives you clear, quantifiable insight into your home’s structural condition.

We also conduct thermal inspections using professional infrared cameras. This technology detects temperature differences within walls, ceilings, and floors, helping to identify hidden issues such as moisture intrusion, missing insulation, overheated electrical wiring, or leaking ductwork. Thermal inspections are especially valuable for uncovering problems that might not be evident during a visual inspection. These findings can help prevent future damage, improve energy efficiency, and enhance the safety of your home.

At the end of every inspection, you receive a detailed digital report with color photos, diagrams, and clear recommendations. We also take the time to explain our findings and answer your questions. Our approach is not just about identifying problems—it’s about helping you understand what they mean and what to do next.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

Sola Fide Home Inspections thoroughly inspects and reports on the following:

  • Structural Systems

    Foundations, grading & drainage, basements, walkways, and floor, wall and ceiling structures.

  • Roofing

    Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.

  • Electrical Systems

    Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and making sure your outlets are GFCI-protected.

  • Plumbing

    Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps or fuel storage and distribution systems.

  • Heating, Ventilation and Air Conditioning Systems

    Heating and cooling equipment, ducts, vents and flues.

  • Appliances

    Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.

  • Thermal Imaging

    Verify temperature differentials in HVAC system, identify active water leaks or damage, and identify potentially improper insulated area.

  • Irrigation Systems

    Irrigation systems are included in the report up to 15 zones (which is a common size for most home lots).
